Hinta Hinyai Beach Villas brings together two of Koh Samui's finest beachfront villas, Baan Hin Ta and Baan Hin Yai, to create the ultimate luxury beach retreat for large groups and multi-family holidays. Set in a dramatic private cove at the west end of Lamai beach, the combined estate sleeps up to 20 guests across 10 beautifully appointed bedroom suites, each with its own ensuite bathroom and sea views.
The natural setting is spectacular. Giant granite boulders cascade across the beachfront, framing two stunning infinity pools and a stretch of private sandy beach lined with palm trees and hammocks. Whether you are looking for a lively group gathering or a peaceful tropical escape, the sheer scale and variety of spaces on offer means everyone can find their own corner of paradise.
Baan Hin Ta is a multi-tiered architectural jewel centred around a dramatic 20 metre infinity pool and a vast living pavilion with a 10 metre high ceiling and fold back glass walls opening directly to the beach below. Five luxurious bedroom suites are spread across three levels, with the master suite situated at beach level complete with its own private timber deck and hammocks. A highlight for families is bedroom five, which features a unique glass wall offering an underwater view into the swimming pool. An outdoor cinema with projector and screen completes this extraordinary villa.
Baan Hin Yai is equally impressive, with a stylish split level living and dining area opening onto breathtaking tropical views and its own stunning infinity edge pool. The open plan western kitchen is fully equipped with modern appliances, and a huge wooden dining table seats up to 20 people. All five bedroom suites feature king size beds, flat screen TVs, freestanding bathtubs and his and hers washbasins.
Guests of both villas enjoy access to sea kayaks and paddle boards, with additional watersports equipment available for hire at the nearby Water Edge Sports centre just five minutes away. Both villas come with a dedicated team including a villa manager, housekeeper, handyman and private chef, as well as daily continental breakfast included.

What an exceptional experience at Baan Hinta on Samui ! This home is spacious, well decorated and fully equipped.I cannot say enough how friendly, and helpful the staff are of this property. We also loved all the food prepared by the in-house full-time chef! He’s a very good cook, with breakfast, lunch and dinners always possible & amazing! The ladies always elegantly served the meals, cocktails or appetizers, for whatever we wanted. They truly made my birthday week with family special. For us, the location was also perfect, walking distance to Lamai beach (where we frequented Baobob and No 11). We loved this part of the island, not in the middle of crazy tourism, but tranquil views over the sea. Als not far from sunsets in the west side of the island, where we had a few very social dinners as well. Working with the Luxe Nomad in advance of arrival was very helpful and we were able to pre-align in all the needs we would have during the visit, including organizing a full day boat trip and a full day island tour (including temples, the Samui Elephant Sanctuary and the Jungle Club for lunch with amazing views). In one word: AMAZING

Our stay at this extraordinary property was simply unforgettable! The property is spacious and offers a variety of options, for example, to engage in activities together with friends and enjoy your time to the fullest. Whether it's using the provided surfboards and kayaks, playing table tennis, or relaxing in the pool, there's guaranteed to be no dull moments here. The individual rooms, as well as the main area, have direct ocean views, which create a very special atmosphere. The areas around the pool also invite you to relax together and share unforgettable moments. Similarly, the service was simply outstanding – attentive, warm, and always striving to make your stay perfect. We didn't miss anything. We can only recommend this place and would come back anytime!

CANCELLATION AND AMENDMENTS TO RESERVATION
If it becomes necessary to cancel the whole or any part of the booking by the Guests, TLN must be notified in writing in advance (email is acceptable). The cancellation will take effect from the date of the written confirmation is received by TLN.
The following cancellation charges will be applied depending on when the notification of the cancellation is received in writing by TLN and the period of stay in the Villa by the Guests:

3.1 Amendments
An admin fee of USD 50 will apply in the event of refund and amendment to reservation. The above cancellation charges also apply if TLN cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Any change to the original reservation is subject to the approval of TLN. An early departure penalty will be subject to negotiation with TLN local Representative’s Manager.
Lamai is found on the east coast of Samui and is one of the most beautiful places on the island with beautiful views over the gulf of Thailand.
