Baan Leelawadee is a luxury beachfront villa at the quiet end of Bophut beach and is the first beachfront villa on the prestigious Dhevatara Residence. This is a picturesque and romantic villa where everything is positioned to keep you interested with the clever use of flowers and foliage along pathways and behind each window providing a constant reminder of the beautiful and natural tropical location.
On entering the property a two story building on the right has stairs leading up to a balcony that looks across the villa to the sea and opens into a beautifully decorated double room with king size bed, a flat screen TV, dressing area and an en suite bathroom.
Back on ground level a pathway leads through towards the beach on the left of which is a bedroom pavilion.
The first bedroom has twin beds and an en-suite shower room with mosaic effect tiles.
Next to this room is a double bedroom with king size bed and en-suite bathroom.
Both these bedrooms again have tasteful décor and soft furnishings
A small garden area separates the bedroom pavilion from the exceptional master suite.
The master suite has it's own separate beachfront pavilion and incorporates modern luxurious styling with traditional materials and a well thought-out layout to maximise the views. In the centre of the room is a four-poster bed draped with white linen behind which is a dressing area and sliding wooden doors part to reveal a sunken bathtub with a natural stone effect wall behind. The result is that from the bathtub you can see through the four-poster bed and out to the garden, pool and beach.
Doors open from the master suite directly into the garden and a pathway leads down to the decking area around the blue-tiled infinity pool and furnished with cushioned sun loungers and parasols. To the right of the pool stepping-stones lead over to a sala complete with all-weather sun loungers and day beds and a few steps down from here you are straight on to the white sand of Bophut beach.
As the villas are right at the end of Bophut beach this stretch of sand is quite remote and therefore very peaceful and almost completely private. A lawn area separates the pool from the beach.
On the right hand side of the pathway are the living areas with the lounge with comfortable sofas and a large plasma TV being at beachfront opposite the master bedroom. A covered walkway from the lounge leads to the dining room and further back is a fully equipped kitchen with breakfast bar and rattan stools. The whole of the living area has glass fold back doors that open out to the garden and to the pool deck to create the indoor/outdoor tropical living effect..
Baan Leelawadee is truly as beautiful as the tree it is named after. It occupies an enviable location on a quiet white-sand beach and the privacy of the development, which is situated at the end of a long driveway in a quiet area, is ensured.
With the popular Fisherman's village being just 5 minutes drive away and the livelier town of Chaweng 15 minutes drive the villa will prove popular with families or groups of friends. With other luxury villas within the development there is an option for additional friends to stay close for any special celebrations such as reunions and weddings.

2. CANCELLATION AND AMENDMENTS TO RESERVATION
If it becomes necessary to cancel the whole or any part of the booking by the Guests, IPSL must be notified in writing in advance (email is acceptable). The cancellation will take effect from the date of the written confirmation is received by IPSL.
The following cancellation charges will be applied depending on when the notification of the cancellation is received in writing by IPSL and the period of stay in the Villa by the Guests:
Standard and Peak Seasons:
If the cancellation is made thirty (30) days or more before the arrival date, all payments made are forfeited but credited for nine (9) months from the date of the cancellation confirmation by IPSL reservation department. The credit value can be used by the client or anyone on their behalf for the same or lower seasonal rates period, subject to availability and solely for the Villa initially reserved.
If the cancellation is made within thirty (30) days of the arrival date, all payments made are forfeited. A full or partial refund is solely applicable in the event that IPSL secures another reservation covering partially or fully the initial cancelled reservation
Christmas and New Year Period:
For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that IPSL secures another reservation covering partially or fully the initial and cancelled reservation.
The above cancellation charges also apply if IPSL cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.Any change to the original reservation is subject to the approval of IPSL. An early departure penalty will be subject to negotiation with IPSL local Representative's Manager.
Relaxed Cancellation Policy during COVID-19 Period (Updated as of July 2021)
We understand that flexibility is required given the impact Coronavirus has on travel. In the event where your trip is disrupted due to COVID-19, the below terms and conditions apply:
Should you wish to cancel your booking, we will supply you with the necessary paperwork to file a claim with your travel insurance. If you are not covered by travel insurance, please refer to the policies on our managed villas below in the event your trip is disrupted.
For existing bookings before 1st of July 2021, the prior cancellation policies apply. If the booking arrival date is more than thirty (30) days, you are given the flexibility to postpone the booking and convert it into credit:
- for up to twelve (12) months from initial arrival date if outstanding balance is fully pai - for up to nine (9) months from date of cancellation if outstanding balance is not yet paid
For new bookings from 1st of July 2021 onwards:
Cancellations made more than thirty (30) days before the date of arrival are eligible for a credit note for up to twelve (12) months from your original arrival date OR a cash refund of eighty percent (80%). Cancellations made within thirty (30) days of the arrival date will be converte into a credit note for up to twelve (12) months from your original arrival date – no cash refund.
For peak season bookings: If you cancel anytime due to a COVID-related event you will be provided with twelve (12) months credit from the original arrival date – no cash refund.
We will refund your booking or provide a credit note based on the following conditions:
Your country of residence issues a travel ban or a warning of ‘Do not travel’ (or the equivalent) to the destination booked; Your flight is cancelled and alternatives are not available; There is a government-enforced quarantine upon your return from one of our destinations.
Terms and Conditions: Proof will be required before confirming eligibility to this clause. Cash refund will be minus any fees that may be incurred for international remittance if requested. Credit Note allows you to rebook the same villa during the same rate period (season) within twelve (12) months of your original arrival date. You may confirm your travel dates at a later point in time, as long as the stay is completed within twelve (12) months of the original check-in date. The minimum length of stay shall also follow the period of the new dates; Policy for new bookings apply for selected managed villas; Extension of credit note validity may be requested subject to approval.

The area is famous for the beachside Old Fisherman's Village offering a host of dining options serving international cuisine as well as delicious Thai food, cocktail bars, Sports bars and a number of chic coffee outlets to sit and people watch. There is also plenty of tourist shopping, tour shops massage shops in addition to the beach and a watersports centre.
There is a "Walking Street Night Market " on a Friday evening from 4.30 - 10.30pm attracting a great number of visitors from all over the island.
