Baan Asan is a stylish beachfront villa set on Koh Samui’s quiet southwest coastline, overlooking the beautiful Five Islands and enjoying some of the island’s best sunset views. With generous indoor and outdoor living spaces and a flexible bedroom layout designed for families and groups, the villa offers a relaxed and comfortable setting for a private island stay.
The villa is arranged across a three-storey main building, four separate bedroom pavilions and a beachside sala, centred around a large 17.2-metre infinity pool with Jacuzzi and shallow children’s section. Sun loungers, lawned gardens and shaded seating areas create plenty of space to enjoy the beachfront setting throughout the day.
Inside, the main living and dining area features impressive double-height ceilings and floor-to-ceiling glass doors opening towards the sea. This space is cooled by ceiling fans rather than air conditioning to maintain a naturally breezy atmosphere, while all bedrooms, the kitchen, gym, library and media room are fully air conditioned for additional comfort.
The villa includes four generous guest bedroom suites, each with its own ensuite bathroom and private terrace. Bedrooms 4 and 5 both feature adjoining children’s bunk rooms with their own shower facilities, making the villa especially suitable for families travelling together. The master suite occupies its own private level and includes a spacious ensuite bathroom and a large balcony with sea views.
Guests also enjoy a private chef service, beachfront sala, media room, gym and direct beach access, creating an easy and relaxed villa experience.
Baan Asan accommodates 10 adults and 4 children, with up to 4 additional guests permitted at extra charge, making it an excellent choice for extended families or groups looking for a spacious beachfront villa in a peaceful part of Koh Samui.

Amazing stay at Baan Asan! Ray and her whole team were excellent from the moment we arrived, they couldn’t do enough to make our stay perfect, including for two toddlers! As soon as the wooden front door opens you are amazed by the breath-taking view framed by the scattered palm trees and the luxurious private villas on each side with the ocean in the back for a complete immersion with nature...Its as if you are entering a painting.
The lovely crew is devoted and caring, making your stay an unforgettable moment. The cuisine is exquisite. The cook, Khun Det, prepares you the most delicious and very tasty traditional local Thai food and original fresh juices with fruits of the season at breakfast.
The manager, Khun Chat, with his sweet, humble and devoted personality, is full of original ideas, answering your every request with an unlimited kindness. Khun Ann and khun Ruen, the couple, are taking care of Baan Asan with a thorough attention, making the place look lovely at all times. Baan Asan is a treasure. A big thank you to Allard and Anne for opening to us their secret door to paradise in Thaïland.
CANCELLATION AND AMENDMENTS TO RESERVATION
If it becomes necessary to cancel the whole or any part of the booking by the Guests, TLN must be notified in writing in advance (email is acceptable). The cancellation will take effect from the date of the written confirmation is received by TLN.
The following cancellation charges will be applied depending on when the notification of the cancellation is received in writing by TLN and the period of stay in the Villa by the Guests:

3.1 Amendments
An admin fee of USD 50 will apply in the event of refund and amendment to reservation. The above cancellation charges also apply if TLN cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Any change to the original reservation is subject to the approval of TLN. An early departure penalty will be subject to negotiation with TLN local Representative’s Manager.
Taling Ngam is a peaceful area in what is considered as the 'exclusive' south west coast of Koh Samui. Here you will experience tropical island life with the untouched beauty, palm fringed quiet beaches and the authentic Thai life in the small villages.
