Most villa guides stop at six bedrooms, yet Samui quietly holds large private estates sleeping 20, 30 and 40 or more, all fully staffed with a private chef. Here is how big-group and multi-generation villa holidays really work, with our picks by group size. Every villa below is one our team has visited and knows first-hand, and all eleven sleep 16 or more.

How do big-group villas on Koh Samui actually work?

Three things separate a true group villa from simply a bigger house.

Flexible bedroom options. The biggest estates book by the bedrooms you open, so the house fits your group rather than the other way round. Villa Kalyana opens any size from 7 to 26 bedrooms, Mia Beach Villas Estate from 9 to 15, and The Residence from 10 to 14. Rooms you do not need are simply locked off.

Kids' dorms and kids' space. Purpose-built children's areas give the adults the en-suites and the kids the sleepover of their lives. The Residence includes dormitory space for up to six children, Mia has its own kids club, Lime has a jungle gym with a zip line, and both wings of Villa Kalyana have a bunk room.

Combinable estates and adjoining pairs. When one house is not enough, two or more side by side often is. Hinta Hinyai is already set up as one bookable ten-bedroom estate, Tawantok is a pair of mirror-image twins sharing a tennis court, Clay Beach Estate is four beachfront villas standing side by side, Lime can be taken at two or three villas, and Shankara is ten individual villas booked five or more at a time. One group, several pools, and doors to close when the toddlers nap.

How do multi-generation villa holidays work?

The best three-generation trips are planned around three things.

Bedrooms without stairs. Samui is hilly, so ask early. Hillside estates such as Lime come with steps and the views to match. If stairs are a worry, look to the beachfront estates, where Tawantok sits right on the sand, the courtyard bedrooms at Clay Beach Estate are on the ground floor around the pool, and Villa Kalyana's garden bungalows give grandparents quiet quarters of their own. Separate living zones. With 12-plus people, one shared lounge gets loud. Look for pavilion layouts, cinema rooms for the teens, salas for the grandparents, or two-villa setups where each family keeps its own front door.

Staff and a chef, so nobody cooks. Every villa in this post has a private chef, either included with daily breakfast or arranged by us before you arrive, with meals cooked to order and groceries billed at cost plus a handling fee. Children eat early, diets are catered for, and nobody spends the week at the sink.

The best big-group villas on Koh Samui, by group size

For 16 to 20 guests

Odyssey Luxury Beachfront Mansion at Bophut is the one for several couples travelling together rather than one big family. Five of its eight bedrooms are beachfront pool suites, each opening onto its own pool terrace, so everyone gets a private corner of the same house. Book anything from 4 to 8 bedrooms, sleeping 8 to 16, with continental breakfast, daily housekeeping and a full staff from manager and chef to bartender and night security included. Two cots and two high chairs are there if you need them.

Villa Murano on the Bang Por hillside is the best value per head at this size. Nine bedrooms sleep 18, with two swimming pools, a cinema, a gym and 180-degree views over the sea. A full buffet breakfast is served daily, resident staff and a multilingual guest manager look after the house, and one airport transfer each way is included. It also opens at 4 or 7 bedrooms if the group shrinks.

Two from the next tier also fit here: Hinta Hinyai Beach Villas sleeps 16 at 8 bedrooms, and Shankara reaches 16 at 8 villas. Both are covered below.

For 20 to 30 guests

The Residence on Maenam beach is where the children's dorm comes with the house rather than being sold as an extra. Book 10, 11, 12 or 14 bedrooms for 20 to 28 adults, and every booking includes dormitory space for up to six children under 16. Breakfast is cooked in the villa each morning by the private chef, one return airport transfer is included, and the small stuff is already there: kids' toys, kayaks, high chairs and cots, plus a gym, a backup generator and 24-hour security.

Tawantok Beach Villas at Lipa Noi is the classic two-family arrangement. Two mirror-image villas sit either side of a shared tennis court, right on the sand, with ten en-suite bedrooms sleeping 20 and mezzanines above the two master suites lifting that to 24 adults plus four children. Each villa has its own 11-metre beachside pool and its own chef, while the kayaks, paddleboards and children's room are shared. Two front doors, one group.

Hinta Hinyai Beach Villas is the cleanest example of a combinable estate we have, because it is already set up as one bookable estate rather than a pairing you have to ask about. Two beachfront houses on Lamai sleep 16 to 20 across 8, 9 or 10 bedrooms. If your group is smaller, the same two houses book separately as Baan Hin Ta, with 4 or 5 bedrooms, and Baan Hin Yai, with 3 to 5 bedrooms and a 20-metre pool.

Shankara Samui Luxury Private Estate at Bang Por is the top of the market in this post. Ten individual villas around a 25-metre pool with ocean views are booked five to ten at a time, sleeping 10 to 20. One thing to know before you fall for it: exclusive use needs a minimum of 5 villas, and 7 in Peak season, so this is not a place to take three. What you get is resort-grade: daily bed and breakfast, 24/7 concierge, transfers both ways, a welcome bottle of Moët & Chandon per villa, Thai high tea, and indoor and outdoor cinemas.

For 30 guests and more

Villa Kalyana at Laem Sor is the flagship, and the widest flexible-occupancy range in Thailand. Two ten-bedroom wings, each with its own pool and kids' bunk room, plus six garden bungalows, on a private bay with 50 metres of beach frontage. Book any size from 7 to 26 bedrooms; at full stretch it sleeps up to 48 adults and 18 children. Breakfast, chef and return transfers are included, and the in-house events team stages weddings for up to 250 guests. Yes, even 40-plus is comfortably possible.

Two beachfront estates grow in the same way, one house at a time. Clay Beach Estate and Emotion Beachfront Villas both book at 10, 15 or 20 bedrooms, for 20, 30 or 40 guests, with Emotion's 20-bedroom option arriving when its fourth villa opens at the end of the year.

Clay Beach Estate at Bophut is our newest estate, and the beachfront answer for a group that also wants a party on the sand. Four contemporary five-bedroom villas stand side by side at the quiet western end of Bophut bay, each with its own pools, and they book together as one, two, three or all four houses on the same stretch of sand. The courtyard bedrooms sit on the ground floor around the pool, with loft rooms upstairs. Daily breakfast, a villa manager and concierge, housekeeping, airport transfers, kayaks and paddleboards are included, and a private chef is on request. In front of the villas sits a 1,200 square metre beachfront lawn that takes up to 150 people for a wedding or celebration dinner, and Fisherman's Village is a 15-minute walk along the sand.

Emotion Beachfront Villas at Thong Krut on the quiet south coast is the one where the price you see is the price you pay, because unlike every other villa in this post its rates already include all service charges and taxes. Ten bedrooms sleep 20 and fifteen sleep 30, and the fourth villa due at the end of the year takes the estate to 20 bedrooms for 40 guests. Mia Beach Villas Estate in Chaweng is where the children genuinely get their own territory. Three beachfront villas and a private clubhouse open from 9 to 15 bedrooms for 18 to 30 guests, with a kids club, a cinema room and a gym. Continental breakfast, a full-time chef, housekeeping, a villa manager and up to two return airport transfers per group are all included. Worth knowing for Christmas planners: the minimum is 7 nights over either Christmas or New Year, and 10 if you want both.

Lime Samui 15 combines all three villas of the Lime estate, Spice, Splash and Zest, on the Nathon hillside. Fifteen bedrooms sleep up to 30 across three infinity pools, three gyms and two cinema rooms, and the jungle gym with its zip line, treehouse and trampoline is the best kit for older children and teenagers in this whole post. Chef service and whole-party airport transfers are included.

Do big-group villas come with a chef?

Almost always. Villa Kalyana, The Residence, Tawantok, Hinta Hinyai, Mia, Lime and Odyssey all include chef service, usually with daily breakfast and other meals cooked to order, groceries billed at cost plus a handling fee. Can two villas be booked as one?

Often it is the smartest option. Hinta Hinyai on Lamai is already set up as one ten-bedroom estate, Tawantok's twins share a tennis court, Clay Beach Estate books its four side-by-side villas at 10, 15 or 20 bedrooms, the Lime estate can be taken at two villas or three, and Shankara's ten villas are booked five or more at a time.

Are service charge and tax included in the rates?

Usually not. Most Koh Samui villas add service charge and tax on top of the nightly rate, and our quotes always show the all-in total so you can compare like for like. The exception here is Emotion Beachfront Villas, where the published rate already includes everything.
